Panorama at Persiaran Hampshire launches

Finally a new launch to perk up the quiet property market a bit! If you have driven along Jalan Ampang before, you will probably see this rather small billboard previewing a new development around that area. I recall the façade was rather sleek, with a very contemporary and modern building with full glass façade… and now it’s finally being launched. Called Panorama, the smallest 1 bedroom unit will start at above RM 1 million!
Panorama is just about 5 minutes away from KLCC, and located right behind Hotel Corus. I have yet to visit the site but I have always liked the Hampshire area as it looks rather secluded but in actual fact it’s just a few minutes away from KLCC. More photos and layout plans after the jump.

Yes, I was in KL last week & I stopped by the showroom … the fittings are good !! And the layouts & floor plans are among the most “ergonomic” I have seen in the KLCC property market .. I like the exterior facade, so I went to check other UOL projects … Lo & behold !! I discovered that it developed one of the most impressive condo projects in Singapore that was given the Aga Khan Award ie. No 1 Moulmein Rise … Those of who who have yet to see this documentary - it played either on Australian Network or Discovery Channel (not too sure!!) … but I remeber this building for its great use of green & glass & was very energy efficient !!!
Anyway, back to the Panorama - both partners in the project, UOL & GCB have worked together on several previous collaborations - this is comforting to know ….
And it looks like, both parties are rather conservative when it comes to costs - I came to this conclusion from its nice but not very expensive brochure !!! plus, I know the mentality at UOL having dealth with them before - this can be GOOD (good profits for the company) or BAD (stinging on quality materials & fittings) depends on how UOL wants to be perceived by its clients in Malaysia
All said, I am confident the project will deliver good crafted workmanship ….. LOCATION is GREAT !!! … so far, the best site of all the projects on the Persiaran Hampshire - thats for sure !!!!
Hampshire Place seems to be the dud - its located all the way to the back - and plus I dont know how they are going to manage a site that has 1 tower of residences + 1 tower of offices in the same compound …..NO privacy there !!
I like the Panorama - its facilities, design & ergonomics …. BRAVO !!!!

I do like the location as well, it’s very close to KLCC but at the same time very green…still have the feeling of being in a secluded area….not sure if it will continue to be as green as more development come on shore

The showroom is on Jalan Ampang beside the Corus Hotel ( where a carpark once stood) ….the showroom “does not occupy” the actual site … probably because there isnt enough space & piling is commencing.
This project is what I would classify as a B-class inner city KL condo …. In my view, A-class is OneKL, Binjai (under construction), Four Seasons Residences …. I would consider Troika, Park Seven, The Avare & all others as B-class ….
What makes a condo A-class in my view can be described as follows:
20-30% improvement in quality of fittings(best in class brands eg. kitchen - gaggenau)
design of interior - functionally beautiful & aesthetically superior - greater attention to detail
design of common areas - inspired use of space, light & facilities
design of exterior facade - a visual statement of “artistic brilliance, not proned to current building fashion, ie sustainable design & ergomically sound”
post-CF service - what one can expect from a 5-star hotel/service residence
All said, Panorama is good enough for me - after all A-class condo is in the price category of RM 2,500 psf and upwards !!!
I read somewhere that KLCC condos are more expensive than Jakarta & Bangkok - This is UNTRUE … I live in Bangkok and the prices here are slightly higher than KL
Eg. Sukumvit (Asoke area) - a Baan Sansiri condo - which is B-class will now costs THB 120,000 per sq meter = RM 1,150 psf…The newly launched Sukothai Residence on Sathorn Road costs THB 200,000 per sq meter = RM 1,850 psf
However, for foreigners, Malaysia has the advantage of local financing & no capital gains tax …. These 2 friendly conditions will eventually drive KLCC prices higher than both Bangkok & Jakarta & also HCMC for that matter ….

Indeed panaorma cannot be clasified as A-class project.
but having said that..perhaps Panorama should worth a try to look at.
