Sinaran TTDI – Stalled?


Sinaran TTDI by UDA Holdings was launched back in mid 2006 with really good sales results. About 30% of the units were sold during the launch day itself. Quite impressive I must say, understandbly this is probably due to the fact that there aren’t many other new high-rise condominiums (other than the TTDI residence) in the matured and affluent TTDI neighborhood. Up till now, the units are all fully sold-out, as you can see from the big wordings plastered on the showroom doors at the site. However, there hasn’t been any visible construction progress since early this year.

A site check yesterday (14th July 2008) reveals quite a scary sight. There is no work at the site, without any machinery or any workers present at all. The development is reported to be completed in mid 2009, and I must say that is highly impossible. A call to the headquarters, I was told the date of expected completion would be Q3 of 2009. Don’t think that’s possible either.

This bring me to wonder if the site is actually jinxed. For those who have stayed in TTDI would know that the site that Sinaran TTDI is supposed to be built has had a string of bad history. Many developments that were carried out never had it going. It used to be a club house, but that didn’t last long and it was abandoned for quite some time, and then later revived as a mamak hangout. That didn’t last long either. Let’s not hope this will be yet another abandoned project.

UDA Holdings is also the developers for Gaya Bangsar, another high-selling project in Bangsar.

    I am sure the project is an abondon one. Just pass the site this morning, from my site construction experience, this project is in deep shit for one reason or another…..

    Oh dear! this is a horrible. My bf and I bought one unit each last year. Oddly, I felt that something was not right about this development and decided to check it out last saturday. And I discovered the horrifying truth! This project sure look ABANDON! I hope buyers are protected. What can/should we do?

    I just passed by the site the other day – it still looks like the same state when I visited the place in July.

    Fong, since you are a buyer, I suggest that you contact them and demand for an answer. There have been unconfirmed news that they are refunding all cheques/payment. Not sure if you heard of the same?

    I am a Sinaran purchaser who wishes to hear from other purchasers. I received a letter from UDA dated 24 Oct 08 but am still not satisfied by the absence of any restart date.

    I have not heard of any refunds and I am not , at this time , seeking a refund.

    I have recently moved into a (rented) apartment which overlooks the building site, and am maintaining a vigil on UDA’s progress ! However , I would like to hear from any other Sinaran purchasers, with a view to forming some sort of residents/owners association. Even if the work continues uninterrupted , other issues may arise in future where a coordinated effort by owners would benefit all of us. edlock@streamyx.com

    The ‘nominal’ completion date for Sinaran is April 2011. So far , 21 floors have been completed. Have no idea what the secondary price will be like , but note that most original purchasers will be expecting cash compensation from UDA due to late completion , and may not be in a hurry to sell.

    Check section 9.02 of your contract . My contract says 10% per annum calculated on a day by day basis from your contracted completed date (31 Aug 2010 , in my case) to the date of delivery of vacant possession. I assume this means that we would have to pay the full amount to get our keys then await a cash payment from UDA . Of course it would simplify matters if UDA simply applied a discount to the final invoice. Nearer the time I will be checking with UDA on this, (Finance dept at Bukit Bintang HQ, 12th floor) and I suggest that other purchasers do the same . Maybe UDA themselves , in the interests of good customer communications , would like to clarify the compensation arrangements by including a note in one of their forthcoming invoices. On a brighter note , and in fairness to UDA , construction has progressed briskly since 8 April 2009 . The main structure is now complete and the penthouses are now being built on top of it.

    Hi Sinaran buyer/purchaser,
    Please checked out the map of MRT tracks & line in TTDI. at Bangsar LRT, MBPJ & serveral place mentioned by Spad.
    The TTDI station will be at the Bomba TTDI – right next to your building and also the line cutting across your building as well. The land title lot no for Sinaran should be 29510. You can confirm this with the developer and fyi, this lot 29510 is in the Acqusition Notification letter by spad to residents of pinggir zaaba.
    I just thought that you all should know and please check and confirm with UDA for more information on this.

    This shows that the station will span Jalan Damansara and will not encroach into the Sinaran site itself.

    I will also check with UDA however , to see what they have to say.

    Personally , as an existing TTDI resident , i welcome this new line , and the station. i am a bit concerned over the noise but i am sure it will be no worse than the disturbance from the idiots who race their Farrari’s up and down Jalan Damansara at 3 am . Maybe they might use the MRT instead !

    I could email the Map of the MRT line crossing the master lot of 29510 (Building of Sinaran TTDI) to you and also the Letter from Spad of the land likely to acquire if you could just post you email address here.
    Fyi, you can also go to MBPJ, Bangsar LRT to view the MRT lines – cutting across the houses along Pinggir Zaaba and also Sinaran TTDI and I think Pizza Hut (corner lot) is also in the list.
    And if eventually they do not acquire Sinaran TTDI, the tracks will be very very near to the building. I think, not just the noise you should only worried about.

Jalan Damansara is the main road that links TTDI to The major highways – Penchala Link, Sprint Highway, NKVE, LDP and Federal Highway.1 Utama, IKEA, The Curve and TESCO are 5 minutes away while Kuala Lumpur City Centre is about 15 minutes away via any of the highways.

    This lot 29510 – is the lot that i told you that is in the letter from SPAD, land likely to be acquire.
