Ameera Residences, SS2 Progress Photos

More photos of progress for Ameera Residences at SS2. The construction on the tower block has reached rooftop and progress is good. The photo above is a shot of the plant boxes for the low-rise block. Kinda strange actually as I don’t see such boxes in the scaled model. The scaled models had more criss-cross vertical bars to minimise the view of the low cost blocks. Let’s wait and see if the above turns out to be better.

For the tower block, the louvered windows at the lower floors are installed. The other villas have their coat of paint on. Looks really good, almost like the rendering. Also I have managed to obtain photos from unit B-15-3A. I’m not too sure if I’m entirely happy if I were to see Ken signages everytime I look out from the balcony/living room…!

    it would be nice if you can also include the photos of the landscape, pool and the surrounding of the compound…as you know they play a big part also…

    Any idea when VP will be given? Also I heard the new phase is going to be launched and prices are very expensive

    The Phase II is now selling 445 per sqft. I have no idea when the VP will be issued for Phase I. I think they can get the CF by Mid 2010 but of course they can also go for TCF if this is still permitted by the Majlis.

    Yvonne..from my last conversation with SDB people, they still have some T5 units maybe you can visit their showroom.

    Only units directly facing low cost flats are left… which is not very favourable, unless the discount is very substancial…

    Yeap, the units now available are from level 5 and below, which probably faces the low-cost flats. I just checked with the salespersons at SDB, and they are now only allowing maximum discount of 2%.

    I suppose it’s only fair for those who comitted early, plus it’s really close to completion.

    On site, they are building the gym / playground beside the current showroom for Phase 2, to show their new phase’s concept. The new phase sizes are from 1800sf and prices start at RM800k!

    Didn’t thought of buying a condo when they first launched Ameera. Only recently started to look. Budget is only around RM400k max… don’t think i’d want to face low-cost flats everyday.. ;p

    Any other alternatives that the gurus here can think of? Any other good options?

    Can’t believe that ppl in KL/PJ are actually so rich… buying a condo at RM800k is really too much, esp at this kind of economy…

    I’ve got a unit there as well but then I thought they could do better with the facilities.
    Always wanted a tennis court around LOL. But its fine with me not having one anyhow.

    yeah there is only a minimum facility there..the buyers are paying for good design and architecture plus prime area.

    those who bought apartments with balcony or bedrooms 1 and 2 facing phase II will have the landscape and pool for phase II as their views which definitely a plus point should they decide to sell it later on..

    yeah yvonne come to think of it again, malaysians are very rich actually…i wonder what they do :)

    Yeah, the facilities are somewhat minimal here at Ameera, and we are actually paying quite an expensive maintenance fee for what is provided. Even need to pay maintenance fee for the car park AND aircond ledge parcels!

    Would actually love a tennis court…oh well, I hope the finishing and the concept of the common area mirrors the showroom’s concept.

    Hi there, i own a unit facing kl city skyline, was just wondering, how much is Ameera fetching per sf now? do you foresee it fetching RM400 per sf upon handover to owners end 2009 or early 2010? coupled with the launch of phase 2 in mid 2009, i’m sure the price of phase 1 would inch up correct?

    Reason being, the developer’s price have appreciated by +22% since my purchase in late 2007, i’m hoping it would climb another +20% upon handover or 2010 at least?

    What do you you guys and gals think?

    Split – at the moment developer pricing has increased and current it is selling at about RM330psf on average. But that doesn’t automatically translate to profits – perhaps only paper gain. I suppose it’s fair to expect about 10% increase upon VP but that depends on the finished products and the current economy. But I think people will be interested with this development once they can see the finished product.

    casssandra, i was told all the units were all sold out. Please call the developer for further details. Otherwise, check on the sub-sale which I see some owners have started to put up their price.
