Five Stones, SS2

I have just received an e-brochure of the up and coming development by SDB (known to us as Ameera Phase 2) named Five Stones (20Trees, Park Seven, see the pattern?). This development will have 2 blocks of high rise condominium units and 3 low rise villas. From the first glances of rendering, it looks really good with a SDB stamp all over it, perhaps the first true high-end high-rise development within SS2.

And the price? Starting at an astronomical RM898,000 for the high rise, and RM907,000 for the villas!  More photos after the jump!

    this one really need to go to sales office and show unit to get the feel.

    1mil…hmm….perhaps it’s not that much, comparing that SS2 is really run out of prime land for any property development, and this 5stones really is a class above the rest.

    SS2 is not really Mont Kiara or Hartamas.

    I just passed by the showroom today and SDB is really pulling out all the stops for this! Outside the showroom there are literally 5 stones sculptures, very artistic looking. Can be mistaken as an art exhibition. I think Axis Identity design did it again (they were the showroom and concept designers for Ameera, and this I believe). Looking really swish, shame about the location though!

    The brochure u enclosed says that it starts from 898K, not 800K. Which is correct?

    Wendy, according to the SA, the starting price is about RM800k. I’m not sure why the brochure has the price higher, perhaps that’s the phase 2 prices? We can only speculate.

    We shall see when it launches on 14th Aug :)

    I went to view the showroom yesterday, 2 layouts for the showrooms, 1800sqf (high-rise) and 2400sqf (low rise). The price is starting from 800k onwards, before early bird rebate and interest absorbtion scheme by the developer. The net price would be ard 750k onwards, for high-rise. Generally, high-rise comprise on 4 units per floor with mixture of 1800sqf and 2200 sqf, and low-rise is 2400sqf. Price for the low-rise would start from 1 mil (even after rebate and interest absorbtion scheme).

    1800sqf layout is 3+1, and each room has attached bathroom. As standard, the unit is come with kitchen cabinet, but not imported from overseas, it’s “CKD” locall assembly.

    As for 2400sqf, you will amaze with the entrance of the BIG door and the kitchen!

    You may go to view the showroom now, not necessary to wait until 12 Aug.

    According to the SA, 1800 sqf on lower floor have been mostly “book” and will open until 20th floor for this coming launch.

    JF - went to the showroom today, am loving the 1800sf with the amazing balcony, 25 x 5.5ft in size! Based on the purchase price of RM450psf, that balcony itself will cost RM60k *sweats*

    The prices actually start at RM800k, before early bird discount. I think the figure you quoted at RM750k is probably after bumi discount. I checked my SA’s sales sheet, about 10-15 units highlighted- booked only. Some came in this morning to pass their cheques. I also noticed the low-rise villas with 8 units only, 7 of them were highlighted. These units are from RM1.1m!!

    The 1800 sf is definitely amazing with the long balcony. As standard, the units come with kitchen cabinet, appliances like fridge, oven and etc.

    The high-rise is open for booking up to level 20 only.

    The SA mentioned that one guy book 3 units garden villas.

    it’s common for developer to apply for higher “min price” so that they don’t have to reapply again and change all of their brochures should they decided to increase its min price in the future.

    Oh yes, I forgot, there will be additional 3% rebate of the purchase price in case you opt for your own financing. Either that or you can opt for financing from OCBC or Maybank and the developer will absorb all interest during construction.

    Though the design, landscape and surrounding may look impressive for a start, it will not be the same if it’s not properly maintained. But MYR 1Mil is not justifiable for such property.
    I guess the only solid reason to justify such a astronomical price is the freehold title.

    While we’re in the Five Stones, SS2 by SDB preview! | urbanseven+ malaysian property & living blog zone, If a company does not offer a guarantee, or gives an excuse such as “..no one can guarantee results”, buyer beware. If they do offer a guarantee, examine closely as to what they mean exactly. Some inexperienced loan modification companies do not have the skill to get quality loan modifications done, resulting in payments that are even higher than before!
