Twin Palms, Sungai Long Progress Photos

A few months ago, a friend of mine dropped me a bombshell and told me that she had just got a unit in Twin Palms, Sg Long. While I have seen the beautiful newspaper adverts and the almost permanent advertisement on one of the overhead advertisement along Jalan Tun Razak, I have never actually checked out the place for real. So I decided to follow her to see the progress of her unit.
Twin Palms is located just beside the SILK Highway. If you are coming from Mines, you will need to exit just before the Sg. Long toll plaza. After many many tolls coming from Damansara, we finally arrived the development and is welcome by a very futuristic looking guardhouse. I must say my first impressions were very good of this place. It reminded me very much of Desa Park City, where the landscaping is very fresh with clean and linear lines.

The Clubhouse, called Orinoco, is also very impressive (except for the stupid mushroom waterfall in the kid’s wading pool – why bother?!). Overall, it seems to be a good place for own stay. No wonder she is swayed.
In the end, at about RM580k for the 2-storey links, it seems to be quite a good buy for own stay. I only had wish that the specifications given are much better. Have a look at the photos. The 3-storey Semi-Ds (Areca) looks very impressive, it reminded me a lot of Idamansara but this one the specs are somehow downgraded when compared to the E&O one. Also, for me the location is really beyond me, but given a few years, when more developments are completed, this could be a very nice development in the future.

I would say it is a very impressive residential area for own stay after seeing these photo. I think the ‘mushroom’ gives people a very good impression, imagine if without the ‘mushroom’…it is not perfect and it is just look like normal swimming pool.
I think you shouldn’t compare property in PJ/Damansara with Twin Palms, property in PJ/Damansara simply selling with millions, but bear in mind, the Developer have included all the costs in the selling price. People just getting crazy staying in PJ/Damansara which I think it is the most congested place to stay and it is surrounded by lots of toll and highway unlike Twin Palms in Sg Long which surrounded with greenery.

I am one of Palmyra’s earlier buyer. Initially I was sceptical at what they promised by the look of their brochure. You know lah, how it is like buying of plan and brochure. But LumChang, I think they are ok.
My second visit was 2 weeks ago, I was shock & happily surprise with their development progress. The clubhouse is almost 100% what was shown in their brochure. My kids love the mushroom, one of my boys cried when we told him it was time to go…guessed he cant wait get his feet wet.
The park is very enlightening..We love those…animal plants and their glass shelter sure looks high tech. I must admit after reading your comments, they main guardhouse sure looks abit “spaceship-like”. wander where they got sure idea from..
We managed to get into our actual house, after much “begging” with the sales person. Overall, we are happy with the house. However, I do hope the trees will grow faster though the trees are about 15ft tall. But I am not complaining, I remembered when I took my home in BU, the tree in front of my house was about my height, 5’8″.
Cant wait to move in. By the way, my workplace is in Semantan.

Interesting to find that another person working in Semantan actually doesn’t mind staying in Twin Palms. I work in Semantan as well but I guess the set-off to the distance is the greenery available and the fast access to highways.
Yee Ha, may I understand why did you decide to move out of a very convenient place like BU to a more remote area like Sungai Long? Passed by it today and Cheras Selatan has Columbia Asia Hospital coming up just next to Jusco, 5 minutes away from Twin Palms. I hope that the development in Cheras Selatan will benefit the price of Twin Palms moving forward.
I am also impressed with the plantings they did and it does appear that it will be a very green place to live. There is also the comfort that the adjacent plots of land, other than the existing development behind Twin Palms, will not be developed as they are Malay Reserve land and some possibly still owned by the government. The contours of the land moving down towards Semenyih is certainly not going to attract any developers due to the hills and valleys.

Crime rates & commercialization drove me out of BU2. Day In Day out, traffic lights & bumper-to-bumper to work. Thats not “my Choice” of starting a day. The final straw, my home had a daytime break-in 2 years ago. Luckily no one was home at that point of time. Now the home is just not the same anymore… somewhat violated.
I did shopped for my new home at Valencia & DesaParkCity. I like Valenica; mature and quiet but I was priced out. DPC, I didnt know prices there shot out so much. The commercial centre, Waterfront is my concern. Its like Deja Vu all over again. But then again, that’s my opinion.
TwinPalms??? I brought my wife to their corporate office during the preview. Freehold+Singapore developer+Gated & Guarded Lifestyle Home+Individual Title+landed developments only+no commercial. That completed my jigsaw puzzle.
My wife said YES, much to my surprise. That was easy.

How long does it take for you to exit BU2 to Semantan everyday?
I was there today and things are shaping up nicely with the gardens providing a very relaxing feel. I suppose when the place matures, the landscaping will be very pleasing to the eyes.
Enquired about the safety features further and to find that they have not finalised on the actual number of security guards but the Gurkhas will definitely be employed as security with the exception of locals to take the patroling role. Saw one of them walking a Doberman. It’d be great if they keep it that way, just the sight of the dog provides some extra comfort. They will also be installing CCTVs along the perimeter fencing. This way, I think it should provide a much better security to you compared to BU.
I was also told that they’re planning a key handover ceremony this December.

Hope you are keeping well Raymond. I have been travelling on road show quite a fair bit lately.
BU to Semantan = Morning rush hour, avg 30 min. I have opt to leave home after 9am for quite awhile now.
TP has a dog? I didnt know that, maybe the guards only bring it out for night patrol. As for security, I think lum chang being a Spore co, will do good. You know how they are…KIASU and cannot lose face. Main reason I bought!!!

hey all, we’ve just bought the areca semi-d. we were not supposed to buy property…but, we made the mistake of visiting the house and well, it started talking to us…saying, “buy me, buy me, live here”…um, so we had to obey the house. look forward to staying there although that might not happen so soon, but anyways…can’t find this group on fb…any tips?

Hi Kermit, nice to know that you’re a proud owner. I had the same impression at first but acted otherwise. The facebook is under Twin Palms Sg Long. Did you buy the west facing unit cause as far as I know only those left for Areca. They’d be launching the sub-phase for the semi-ds at smaller built-ups this weekend. Hope to see it as a sell out with so much liquidity flowing. Care to share what made you buy this place and your current working place and stay?

Actually I bought the east facing unit, the end lot facing the terraces. I booked it 3 mths ago from overseas where we currently live. West facing panas la… circumstances changed by the time we came back for hols and decided againts buying prop, but as i said…we fell for it hook, line n sinker.
where we work when we come back is not clear yet…maybe klcc, maybe port dickson…we discovered the lekas highway that gets into sban in 25 mins, so that sealed the deal i guess…
u know, i told my best friend about the place earlier this yr and they ended up buying the one as well, even though they’d just moved into their new condo! this place does that to u i guess….its still affordable now because its the 1st phase but i am v sure prices will go up in the near future…not much landbank around kl area for large gated n guarded homes with facilities and everyone wants to stay in these sort of places nowadays what with crime rates the way they are..the other alternative around the area is jade hill in kajang but i think that one abit out la…not mainstream enough…

Great to hear your story but if you’re working in PD, it’d mean that you’ll have to commute daily? That’s a long way but yeah, a great place if it’s likely you’ll travel more often to the south. Many people seems to be unaware of this place actually. Hopefully it’d work to our advantage in the future when it’s fully developed. Some places offer guarded and gated living but not this kind of concept with a reputable management. They’d be launching the next subphase for its semi-d, with smaller built-ups. Let’s see how it goes!

Hi! all, I am one of Palmyra’s owner also. Work in Kajang. I’m glad to read all this good comment from you all in this blog. That’s at least give me some confident that I’m making a right choice??? (Thanks to my sister, as she recommended this blog link to me). I managed to go in to my unit 2 weeks ago for a overall finally inspection (haha! don’t know why the unit no locked), and 5 minutes later walk in a security guard to ask whether i’d registered at the Sales office before enter any of the Palmyra units, which i don’t!! Good Security!
And I almost want to take out whatever I have, just to prove that i’m the owner…. and in change, give me another 5 minute to look around.

2 things that I don’t like:
1) The Gutter ducting from the front roof on upper floor is concealed, but why when down to the lower floor it’s become expose???? It looks ugly when we stand and look from the front !!!
2) Maybe many buyers didn’t realise, at the open concept shower area on the upper master bathroom, there is a drain pipe from roof (front) and drain the roof water into the open air shower area, which it should not do so (it can be done by drain the raining water thru the gutter), as for long run fungus will grow, and water stain will form near the drain pipe area….

Hi, I have just placed a booking for the Areca facing WEST! No choice as the next phase would be so expensive. Other than that, it is very nice. We are hoping the bank will have no problems approving the loan and I look forward to moving in as soon as possible. Was worried about the long commute from TP to KLCC. What is the best way to travel if I wish to go toll free on non jam hours? Thanks.
I think the west facing gonna be really hot. I wonder if they allow us to add those aluminium slidings on the outside of the house ??

How much will the next phase be?
Won’t be a toll free route to KLCC. Cheapest will probably be going through Besraya, you’ll just need to pay RM1.30 at Sg Besi + RM1.00 in front of TP.
Fastest route could be via Grand Saga and then onto Loke Yew, but that’ll cost you around RM1.90 for 2 tolls at Grand Saga + RM1.00 in front of TP.
Best thing about TP is that it’s just a highway all the way and you need not sit in queues at traffic light junctions which can be annoying sometimes.

May I know why you guys choose Twin Palms instead of Putrajaya Garden Residences or Jade Hills at kajang? these two developments are also g&g and have beautiful designs. Thanks. Trying to justify my choice of TP so I wont regret!

Guess you have the same thoughts as me at the beginning. Well my work place is Damansara Heights, the only jam I have to endure is at Sg Besi towards the end of the airport runway, and a small bottleneck at Mines if I were to take Besraya.
If you were to stay in Jade Hills, I think you’ll be faced with a massive queue all the way from Bukit Jalil. Distance wise, both Kajang and Putrajaya are way further than Sg Long in terms of distance.

Currently staying at Taman Megah area in Cheras.. Thinking of moving to a nicer place but dont like the Peak and cannot afford the Mandarina. My other choices are Taming Mutiara inside Sg Long, Jade Hills and Garden Residences… Still got a bit of time to check out before I look for loans.

my hub works near the LCCT while my son works in Bukit Bintang. We are really “torn” into choosing a place close for both of them…so it has to be somewhere in the middle. If Jade Hills is jammed every morning then both will be late for work and very stressful. If garden residence, I have to wait 3 years longer. Sigh…
For those who buy west facing units, how do you lessen the heat from the afternoon sun? As the house is so full of glass, I guess it gonna be an oven. Do you put grills on all the exposed glass windows? Or just add the alarm for the house? I dont know if the guards are sufficient to ensure safety. I dont want to live in a cage either.

Security is good at TP. I’ve been staying there for almost 3 months now. I’d say one may not need the grills other than just to provide a psychological assurance on safety. I heard that double glazed windows will be able to provide better insulation.

Would this project be successful or will it be abandoned in a few years time after the developer has sold all the units and hand over to residents? With such a big project, it may be difficult to collect maintenance fees and the whole project may fall into neglect and disrepair…like Bukit Beruntung or the abandoned golf courses. Would it? I am really worried about putting my whole life savings into the perfect dream and it change to a nightmare in a few years = similar to all the abandoned bungalows and semi d in Bukit Beruntung and Rawang area.

I totally agree. It is almost impossible to find information re Twin Palms outside Facebook. Our members are either very busy, very private, or there are too few of us.
If you look for any other projects, you can find tons of discussions. Try googling Twin Palms and you will find nothing. Both Malaysia Real Estate and Malaysia Spore Real Estate has almost no information about us. Why? Maybe because everyone is so happy there is no complaints!

Looks like it’s just next to a highway toll. Hmm.. never fancy staying next to one. In the future, If it’s congested like other tolls, it would be noisy and dusty. Anyway, that’s just my humbled opinion.
