Surian Residences Condominium, Mutiara Damansara (Show Unit Photos)

Was passing through Mutiara Rini’s sales office in Mutiara Damansara last week and realise that they have the Surian Residences Show Unit signage up, so decided to check out if the show unit was truly opened. The show units are available for viewing if you enquire from the sales office. This project is yet to be launched and is expected to launch in October 2009. Sizes available for viewing are the 1400sf and 1800sf, with indicative price of Rm600psf .

Surian Residences will be the last of the 2 condominium developments in the freehold Mutiara Damansara, with Surian Condominium as the first in the now very in-demand neighborhood. All units in the Surian Residences would afford panaromic view of Mutiara Damansara, so this with land being so scarce in Mutiara Damansara, would be a huge factor in determining the pricing.

There are 2 types available for viewing, one 1400sf, and a larger one at 1800sf. The general feeling after viewing the units was that this is very good improvement from their first condo, and this one definitely is modern-looking development, opting for glass balustrades, and many ceiling height windows in the living and master bedrooms. This gives the unit a rather airy and light feeling. However, the interior designed opt for this is clunky, outdated and perhaps a bit on the rural side. Somehow I feel very claustophobic in the 1400sf due to the many unnecessary ID partitions. Overall, it is looking good, no more cheap specs like those given in Surian Condominium.With the price tentatively at RM600psf, a 800sf studio unit will be at about RM480,000.  This is already almost like Mont Kiara pricing. Mutiara Rini is definitely banking on the rising prices and demand for properties in Mutiara Damansara and is not worried about a very (very) high asking price.

Ameera Residences, SS2

Yes, I know, yet another post on another SDB’s property in this blog. For a minute you’ll probably think that I’m paid for this but truth is, I wish I was! Anyway, I have been interested with this development since it was launched, thanks to the strong SDB branding.

Background
Ameera was initially a development called Park19 by Luxor Properties Sdn Bhd, the developer of Millennium Place in SS14. Park 19 was soft-launched early 2006 with prices from RM210psf . The proposed Park 19 was designed by BEP Akitek, one of the better firms in Malaysia whose projects include Ampersand Jln Kia Peng, Desa Parkcity, Kiaraville, Seni Mont Kiara, Zehn Bkt Pantai, to name a few. True to their standards, Park 19 was actually looked really good.

Coupled with an extremely attractive pricing, the development was rather well-received by many during it’s soft launch period. A booking fee of RM5000 was accept to reserve units. Luxor Properties, being  a new comer to the development scene, then had issues with VP of Millenium Place in addition to problems brewing within the company. After about 6 months of soft-launching this, early buyers who had paid a commitment fee got theirs refunded and was informed that the project had been sold to SDB and will be continued by them.

Palazzio Sunway, Sri Hartamas Showroom Photos

About few weeks back, me and a few mates managed to sneak into the then-yet-to-be-opened showroom of Palazzio Sunway, one of the more iconic looking condo buildings sprouting up over at the Sri Hartamas/Mont Kiara enclove. We actually had a peek before it’s official launch in Malaysia which was this week…have intended to post the photos but time was just not on my side.

The photos (after the jump) I got are of Type A (3336 sf). The show unit actually appeared to be smaller than what I would imagine a 3000+ sf would feel. I attribute this to the rather large wet kitchen and laundry area, as well as the huge lift lobby which is rather unneccesary (not to mention you would be paying service charge for this area even though it may be the least used area!). Also the rather bulky interior renovation didn’t really help. However, the apliances provided are really top notch and the views are not too bad either. The wrapping balconies is really a nice touch. All units of Palazzio face the hilly sides with a playground in front. The orientation of the building is designed to maximise the green views. I know there are power cables running at the back but somehow that is rather irrelevant as all units will not be facing the power lines at all (save for a some bedrooms). So I didn’t find that a huge negative point.

28@Mutiara Hill, Mutiara Damansara

Few days back while driving in Mutiara Damansara, I saw some really nice signages advertising 28@Mutiara Hill. Intrigued, I decided to have a detour to check it out and followed the signages. I was led to a bespoke bungalow development in the Mutiara Damansara bungalow lots. I think there are 2 other bungalows already built at the moment (1 of which I did trespass  ..ahem..) and this is the 3rd one. Once you drive up and pass all the overgrown grass and rubbish sites, I was met with this rather lovely bungalow.

At first glance, it did remind me of the 20Trees courtyard homes by SDB in Taman Melawati. White boxy facade with lots of horizontal windows and louvre windows, plus the charcoal-colored powder coated frames do tick my boxes! Do take note that you won’t get as much land as the artist impression, as the plot is rather tight. I managed to get in and have a look, and I do like some of the elements introduced. The only thing that I would like is to convert the rooftop to usable space since the roof seems to be flat anyway. This 5+1 bedroom bungalow comes with a swimming pool (land area 6743sf, build-up 6280sf), is on the market for a cool RM4.35million.

Last call! Troika showroom closing

For those who have yet to visit the stunning Troika showroom, this weekend is your last chance! The showroom will be open this weekend and will be closed soon as the construction of the iconic tower moves to its next phase. Very unfortunate that I am not in the country, hence haven’t got chance to view the actual showroom. There are some photos after the jump taken off another blog.
