Ameera Residences, SS2

Monday, February 23rd, 2009

Yes, I know, yet another post on another SDB’s property in this blog. For a minute you’ll probably think that I’m paid for this but truth is, I wish I was! Anyway, I have been interested with this development since it was launched, thanks to the strong SDB branding.

Background
Ameera was initially a development called Park19 by Luxor Properties Sdn Bhd, the developer of Millennium Place in SS14. Park 19 was soft-launched early 2006 with prices from RM210psf . The proposed Park 19 was designed by BEP Akitek, one of the better firms in Malaysia whose projects include Ampersand Jln Kia Peng, Desa Parkcity, Kiaraville, Seni Mont Kiara, Zehn Bkt Pantai, to name a few. True to their standards, Park 19 was actually looked really good.

Coupled with an extremely attractive pricing, the development was rather well-received by many during it’s soft launch period. A booking fee of RM5000 was accept to reserve units. Luxor Properties, being  a new comer to the development scene, then had issues with VP of Millenium Place in addition to problems brewing within the company. After about 6 months of soft-launching this, early buyers who had paid a commitment fee got theirs refunded and was informed that the project had been sold to SDB and will be continued by them.

Damansara 21 rendering

Saturday, December 13th, 2008

When I first read about Selangor Dredging Berhad embarking on their bungalow project on a plot of steep hillslope in Damansara Heights, I  wondered how could they build anything on that steep plot of land. The green lung has been there for the longest time, and just like the residents in Medan Damansara, I was quite sure that nothing could be build on that hillslope. Hence when the news broke about this development, I was quite shocked. Even more surprising was to hear that SDB decided to build 25 units of 5-storey high bungalow units!

In today’s StarBizWeekend, there’s an article focused on SDB and in the article there is a rendering of the project, which I have been awaiting as I was curious to see how this development would look like.Looking at how it’s being laid out, I sort of understood how this could work. By terracing the hill to create a flat platform, you could site these bungalows according to the hill slope. I’m hoping that SDB will ensure that every precaution that is to be taken, is taken.

Looking at the rendering, the project does turn out to be quite nice. Very modern looking indeed. Prices start at RM10m, and apparently there are units already taken up. Right. So any takers?

The Northshore Gardens, Desa Parkcity

Friday, October 31st, 2008

Was at Desa Parkcity the other day, so I decided to hop into the sleek-looking sales gallery at DPC to check on the sales status of their latest condominium offering, the Northshore Gardens. Without the assistance of any show unit, they have managed to rake in an impressive sales of 90%. Initially I was rather skeptical, as they have blocked out about 50% of the units and labelled them as Phase 1, which they have sold out. Whether it’s just to be released later, that’s another question. But looking at their revised brochure, they have only included floor plans of the units that are not sold yet.

As usual, the sales persons at DPC were frosty, cold and bordering snubs. The salesgirl attended to us was not remotely interested. Maybe because they are almost sold out, or maybe we were not worthy buyers? Only upon requesting for a brochure she reluctantly passed me one, after having to register. Yes, sales at DPC have been fire-hot, like Amelia Garden Homes, their 2 & 3 storey terrace houses, with a price tag starting at the RM800k mark and have since sold out, but is this how they treat potential customers?

Here are some units that are still available and their pricing. Pricey, but would you take a chance on them?

JIA Wilkie Road, Singapore by SDB

Sunday, September 21st, 2008

Am not that familiar with Singaporean real estate market other than kept reading about the ridiculously high transacted PSFs, but now it seems that the market is taking a breather…perhaps a correction is in place. Being a keen follower on SDB’s niche product offerings, I recently picked up a brochure on their first foray into the hot (or cooling?) Singaporean property market via it’s JIA located at Wilkie Road.

JIA, home in Mandarin, is a very low density apartment development with only 22 units in a seven-storey development on 17,000 sq ft with an average price of S$1,637 per sq ft. Prices begin at S$2.1mil for a two-room apartment and goes right up to more than $S5mil for a duplex (exchange rate: S$1 to RM2.4). There are also three-bedroom units. Three of the 22 units come with private gardens of varying sizes. The two-room unit with garden is priced at S$2.8mil.

Development name JIA, 65 Wilkie Road
Developer SDB Asia Pte Ltd (subsidiary of Selangor Dredging Berhad)
Tenure of Land Freehold
Land size NA
Expected Completion 2011
Total of Units & Blocks 19 apartments & 3 penthouse

Sunway Damansara Bungalows (Future launch)

Tuesday, September 16th, 2008

Land clearing begins

One of the last few residential development plots in the popular Sunway Damansara is now being cleared to make way for development. Earlier earmarked as condo development, it looks like SunCity is instead going for Bungalows development. A call to the Sunway Damansara sales office confirmed this, but no official wording yet.

The plot of land, which is located at the very end of the road leading to Parkville Garden Townhouses, as well as Sunway Damansara Technology Park, seems a bit odd for a residential development due to its very close proximity with the Technology Park. However, it does face the hill – so there would be some sort of greenery there to offset this. More information will be posted once this is confirmed.
