This year’s The Edge’s Top Property Developers Awards have been announced and the top players in the industry are honoured last night. This year’s awards have been expanded to include non-listed property developers, besides companies listed in the property sector on both the Main and Second Boards of Bursa Malaysia, so this would be much more interesting as we would be able to see more developers in the ranking. Here are a few photos on the progress of the superlinks & semi-detached development over at Mutiara Damansara. The 2-storey superlink was priced at RM920,000, whereas the semi-detaches were sold at a starting price of a whopping RM1.8million. Both are currently sold out.
Finally there are some concrete information on the ongoing development on the tract of land sitting atop of the golf course at The Club @ Bukit Utama. For many months now, the construction on the huge development has been ongoing and it’s going fast. Noticeably, if you are travelling through Persiaran Surian in Mutiara Damansara, the lower rise development is almost nearing completing while you can see 3 towers are rising fast at the background.
This specific development is actually 2 different developments, one being a new clubhouse being constructed, and the other, another condominium development called 9 Bukit Utama. The new clubhouse, Central Park Westlake, is a clubhouse with facilities such as a full Olympic-sized pool, multipurpose hall and squash courts, whereas the condo would actually be Phase 2 of the 1 Bukit Utama condominiums which were handed over back in 2005. This is part of Bandar Utama Development Sdn Bhd (BUDSB)’s massive 10 phases of condominium development. My guess is that there would be no more golf courses in the near future. Residents would still need to purchase membership to access the clubhouse.
I’m not crazy about the facade for 1 Bukit Utama, and upon finding out 9 Bukit Utama, the same thing can be said about the rendering for this new launch. For 9 Bukit Utama, most of the units is largely sized from 2200sf hence you can expect some bulky and blocky facade. And being true See Hoy Chan fashion, there would involve a lot of bricks and dated facade, and 9 Bukit Utama has all of it!
I managed to visit the sales office in Bandar Utama recently to enquire about the development. So far nothing is being publicised other than in Iproperty expo in KLCC recently. So I decided to check it out at their sales office in Bandar Utama. Stepping into the sales office, I thought I had entered a secondary school’s admin office. I’m not sure how the buyers can be confident in buying from a sales office like that, but then again, Bandar Utama is indeed a hot location, and units like their Megaria link houses were snapped up like hot cakes, proving that location is indeed the best selling point, regardless how much advert or branding a company puts in.
At the sales office, I managed to catch a few glimpse of the layouts. They are not regularly proportioned and many weird and arrowed angles, doesn’t seem to appeal to me at all. The facade surely didn’t help. The launch is expected to be next year, and completion in 2010.

About few weeks back, me and a few mates managed to sneak into the then-yet-to-be-opened showroom of Palazzio Sunway, one of the more iconic looking condo buildings sprouting up over at the Sri Hartamas/Mont Kiara enclove. We actually had a peek before it’s official launch in Malaysia which was this week…have intended to post the photos but time was just not on my side.
The photos (after the jump) I got are of Type A (3336 sf). The show unit actually appeared to be smaller than what I would imagine a 3000+ sf would feel. I attribute this to the rather large wet kitchen and laundry area, as well as the huge lift lobby which is rather unneccesary (not to mention you would be paying service charge for this area even though it may be the least used area!). Also the rather bulky interior renovation didn’t really help. However, the apliances provided are really top notch and the views are not too bad either. The wrapping balconies is really a nice touch. All units of Palazzio face the hilly sides with a playground in front. The orientation of the building is designed to maximise the green views. I know there are power cables running at the back but somehow that is rather irrelevant as all units will not be facing the power lines at all (save for a some bedrooms). So I didn’t find that a huge negative point.
Sinaran TTDI by UDA Holdings was launched back in mid 2006 with really good sales results. About 30% of the units were sold during the launch day itself. Quite impressive I must say, understandbly this is probably due to the fact that there aren’t many other new high-rise condominiums (other than the TTDI residence) in the matured and affluent TTDI neighborhood. Up till now, the units are all fully sold-out, as you can see from the big wordings plastered on the showroom doors at the site. However, there hasn’t been any visible construction progress since early this year.
A site check yesterday (14th July 2008) reveals quite a scary sight. There is no work at the site, without any machinery or any workers present at all. The development is reported to be completed in mid 2009, and I must say that is highly impossible. A call to the headquarters, I was told the date of expected completion would be Q3 of 2009. Don’t think that’s possible either.
This bring me to wonder if the site is actually jinxed. For those who have stayed in TTDI would know that the site that Sinaran TTDI is supposed to be built has had a string of bad history. Many developments that were carried out never had it going. It used to be a club house, but that didn’t last long and it was abandoned for quite some time, and then later revived as a mamak hangout. That didn’t last long either. Let’s not hope this will be yet another abandoned project.
UDA Holdings is also the developers for Gaya Bangsar, another high-selling project in Bangsar.
