The Northshore Gardens, Desa Parkcity

Was at Desa Parkcity the other day, so I decided to hop into the sleek-looking sales gallery at DPC to check on the sales status of their latest condominium offering, the Northshore Gardens. Without the assistance of any show unit, they have managed to rake in an impressive sales of 90%. Initially I was rather skeptical, as they have blocked out about 50% of the units and labelled them as Phase 1, which they have sold out. Whether it’s just to be released later, that’s another question. But looking at their revised brochure, they have only included floor plans of the units that are not sold yet.

As usual, the sales persons at DPC were frosty, cold and bordering snubs. The salesgirl attended to us was not remotely interested. Maybe because they are almost sold out, or maybe we were not worthy buyers? Only upon requesting for a brochure she reluctantly passed me one, after having to register. Yes, sales at DPC have been fire-hot, like Amelia Garden Homes, their 2 & 3 storey terrace houses, with a price tag starting at the RM800k mark and have since sold out, but is this how they treat potential customers?

Kiaramas Ayuria Penthouse Progress Photos

I managed to sneaked into one of the penthouse units in Kiaramas Ayuria recently. Ayuria is built on an elevated land and this means the view from the penthouse would be amazing. Truly, it is amazing! Check out the photos after the jump. These units are still under construction.

JIA Wilkie Road, Singapore by SDB

Am not that familiar with Singaporean real estate market other than kept reading about the ridiculously high transacted PSFs, but now it seems that the market is taking a breather…perhaps a correction is in place. Being a keen follower on SDB’s niche product offerings, I recently picked up a brochure on their first foray into the hot (or cooling?) Singaporean property market via it’s JIA located at Wilkie Road.

JIA, home in Mandarin, is a very low density apartment development with only 22 units in a seven-storey development on 17,000 sq ft with an average price of S$1,637 per sq ft. Prices begin at S$2.1mil for a two-room apartment and goes right up to more than $S5mil for a duplex (exchange rate: S$1 to RM2.4). There are also three-bedroom units. Three of the 22 units come with private gardens of varying sizes. The two-room unit with garden is priced at S$2.8mil.

The Oval, Jalan Binjai Progress Photos

Just sharing two progress photos on The Oval (by GuocoLand (M) Bhd, formerly Hong Leong Properties Bhd) that I took about a month ago.  The development, located along Jalan Binjai,  will have an estimated gross development value of over RM800mil and total saleable floor area of 586,356 sq ft. It was officially launched in June this year. Initially the project was launched by Titan Debut Sdn Bhd but last year it was bought over by Astute Modernization Sdn Bhd (a unit of GuocoLand).

The Oval is scheduled for completion by the end of the year. One more photo after the jump.
