st Mary Residences, CBD, KLCC (E&O Prop): Preview

There has been a vacuum of KLCC launches of late ever since the economy took a plunge worldwide. Developers have been extra vigilant in going into the market to launch new properties within KLCC what with the onslaught of many new supplies hence hurting price launches. Other than the launch of Setia Sky Residences near Jalan Tun Razak by SP Setia ( though not exactly KLCC), there has not been any big launches so when st Mary Residences was on the card, there was quite a buzz surrounding this development. st Mary Residences, by E&O Property Development (Dua Residences, Idamansara) with Lion Group (Twins Damansara Heights), is located at the site of the old St. Mary school (which has since shifted to Selayang) at Jalan Tengah. The land is owned by Lion Group who had bought the land way back in 1997.

I have yet to check out the showroom so this one will be on top of my list to check out when I’m back in KL. The prices for 1-bedroom starts at RM900k though already sold out on the day of launch. Early bird discount at 10 - 15% was quoted but according to the sales advisor, this has already lapsed. I will have more details once I get hold of it, but meanwhile, enjoy the photos after the jump.

Troika KLCC Interior shots

Just stumbled upon some interior shots posted over at the SkyscraperCity site by OshHisham, and it is exactly how I have envisaged it to be! Concrete slabs walls with black sleek aluminium frame windows with full height glass windows, seems like my perfect home! It certainly exudes a certain class that is unmatched of. If only I was few years early into this REI game, I could have a slice of this! It seems untouchable to obtain a unit there now with prices skyrocketing beyond belief, and not even the downturn will affect Troika prices. I mean, seriously, who wouldn’t want a piece of Lord Norman Foster’s work?

City & Country: Hot spot

There was a sense of exclusivity and tranquility in the neighbourhood when City & Country took a drive along Jalan Madge and Persiaran Madge recently, despite the numerous ongoing developments in the area.

One encounters relatively wide roads and big, shady trees. Perhaps it has all the signs of a “winning formula” — a combination of international and private schools nearby such as Sayfol International School, amenities within walking distance and numerous embassies in and around the area, including those of North Korea, Iraq, Libya, Switzerland (currently under renovation) and China. The area has turned into an international residential enclave of sorts over the years.

Property: Slowdown in secondary condo sales

The secondary market for condominium homes in the Klang Valley has quieten down recently with buyers and investors favouring hotspots with proven capital growth such as Mont’Kiara, Bangsar and Kuala Lumpur City Centre, according to real estate agents familiar with the condominium sales market. However, despite the slowdown, prices have been maintained.
