Good news for Five Stones purchasers! In addition to the upgrade to the building structure, SDB has also improved the lift security whereby you can only access to your floor only. Kudos to SDB for keep on bringing in the goodies! 8-)

Just a little update on Phase 2.

Block D: Villa Block (2 units per floor, 25 stories) @ RM520 per sq feet [2,909 sq feet]
Block E: 4 units per floor, 35 stories @ RM480 per sq feet [2,100 & 2,400 sq feet]

Indicative maintenance fees is [s]RM0.27[/s] RM0.25 p/sq feet inclusive sinking fund.

Head over to the Gallery at http://www.flamed2.com/urban/talk/five- ... s-t79.html for pictures of show unit.

Take up rate is about 50%. Almost all Villa's on Block D are unavailable and quite a lot of 2,100 sq feet units have been taken.

Official launch is tomorrow and show room is only open from 12PM onwards.

I did a count on the Villa sales when I was there today, at about 230pm, 17 unsold, that makes it 33 units sold out of 50 units available.

I forgot to ask though, the water feature in the breezeway is not included right? Also I was looking at the Floor Plan booklet, in Block D there is a unique 1,947 sf unit at the 13A floor. Must be beside the pump room?

@Kit,
Hmm.. I must have missed you by the minutes; I probably got there about 2+ but I was really busy with relatives so I didn't really look around me; the showroom was abuzz though and pretty busy.

Anyhow, what you see on the board are those who's paid their RM20k booking fees; those who's booked and not paid have not been pinned.

Yes there's indeed a unique 1,947 sf unit on the floor 13A because the service room is located on the same floor. Last time I checked, only the floors above and below the service room is available.

Hi armereth, thanks for the photostitch. The view is really nice, especially at night as the roofs of the old terrace houses will not be visible, and with the night lights on, it will be quite picturesque! If I'm not mistaken there are still units available in Block A (Units 3A). The obvious reason why this type is not sold out yet is because it faces West.

@Kit,
Oops..it seems I'd overlooked the question on the water feature at the breezeway. No, that's not included but when you get the unit, it will come with a sunken area with black tiles. Just add the black stones, the pot in the middle and the few pipes and you'll get your water feature.

Also, another update as at 4pm. There are 9 units remaining on the Villa Block (2 of which are pent houses). The rest have all been taken up. Plus there's NO price increase; buyers will still get a 2% early bird discount if they decide to make the purchase.

Hi Kit

Yes, last time i was there, only lower floors were available. However they ran the risk of noise polution as SS2/72 is pretty busy especially during before/after schools hrs. Buses, parents car etc..

Anyway, I find the entire SDB concept rather interesting with the lengthy pool, "garden" but god know why a basket ball court!! Perhaps the main idea is the multipurpose hall. Also the attached commercial centre accorss the "river" seems interesting.

Cheers

If I'm not mistaken, the ones in Block A facing the school, is quite far from the main entrance. Also from my previous site visits during school hours, they usually don't spill over to the Sales Gallery. But my memory may be failing me lol...

I hope they do pull this off proper! I really love the idea of the "courtyard"-like garden in the middle. By the time SDB completes Five Stones, I hope they would've already launched the Commercial development. That would give a boost to Five Stones.
